June Real Estate Closings in BOW

Check out them homes that sold in BOW in June.

Like the old SIMS Department Store tag line, I subscribe to thinking that "an informed consumer is my best customer". The more you know about what's happening in the real estate markets in your town and region, the better decisions you can make for you and your family if a real estate sale or purchase is in the not too distant future. Check out the attachments for pictures and detail information about each closing. Here are some statistics for you to chew on. If you have any questions, I'm just a click away.

Bethany had the fewest number of closings in June with only two listed properties closing. I understand that 37 Carmel Road also closed, privately, but the closing price is not listed yet on TotalValuation.com, the online assessor’s database. The house on Briar Road that closed was listed for only 4 days and closed at $554K, the house on Bear Hill that closed was listed for 165 days and closed at $318K. There are pictures and more details in the attachment. To put this information in some context, June 2010, there were 12 closings of listed properties in Bethany. Last month there were 7 closings. By this time last year, there were 29 closings in town. So far, year-to-date, there have been only 20 closings in town. With 54 listed properties, it's sort of curious.... Are these properties priced over the Buyer Pool's perception of value, is this just an anomaly of some sort.... Hummmm.

In Orange, 13 listed properties closed in June. The Average Selling Price Per Square foot was $190.58, up 33.6% from last month and 17.2% from last year. The Average Days on Market (DOM) of 96 days is down 15% from last month, but up from the 51 ADOM in June of 2010. Median Selling Price Per Square Foot was $176.01, with Median DOM of 67 days.  Closings have more than doubled from May’s 6 closing, but were slightly less than closings in June 2010.  The year-to-date 40 closings are slightly behind the 49 closings that occurred by the same time last year.

In Woodbridge, 12 listed properties closed, down 25% from June 2010 but up 140% from last month.  YTD sales (27) are down almost 39% from year-to-date sales last year (44).  June’s Average Selling Price Per Square foot was $147.55, down from $148 last month and $174 in June of last year.  June’s Average Days on Market (DOM) of 60 days was down 43% from last month and down 28% from June of last year. Median Selling Price Per Square Foot was $141, with a Median DOM of 37.
